Após os diagnósticos e análises da área, pensou-se em algumas intervenções que têm como base: a recuperação da escala humana; fortalecimento do bairro e maior integração com os bairros vizinhos. Para isso, propõe-se o reparcelamento do solo, a fim de incentivar a densificação da região e a democratização da terra. A escolha do setor para a operação urbana deve-se à proximidade da região com os importantes eixos rodoviários do município (Av. Clóvis Salgado e Heráclito de Mourão) e a possibilidade de mudar o parcelamento devido à grande quantidade de vagas e lotes subutilizados.
A ideia é que, apesar das restrições do zoneamento atual, seja possível produzir padrões especiais de construção, com o incentivo de instalar pequenas empresas e corredores de atividades.
O desenvolvimento do projeto de parcelamento e uso do solo advém da falta de conectividade das áreas vizinhas, o que cria insegurança para os moradores e pedestres que transitam pela área. Portanto, a mudança no parcelamento foi pensada em conjunto com a inserção de tipologias que funcionam como conectores, integrando de forma sistêmica os lugares e os equipamentos urbanos.

After the diagnoses and analyzes of the area, some interventions were thought that have as base: the recovery of the human scale; strengthening of the neighborhood and greater integration with neighboring neighborhoods. For this, it is proposed the reparcelamento of the soil, in order to encourage the densification of the region and the democratization of the land. The choice of the sector for the urban operation is due to the proximity of the region with the important road axes of the municipality (Av. Clóvis Salgado and Heráclito de Mourão) and the possibility of changing the installment due to the large number of vacancies and underutilized lots.The idea is that, despite the restrictions of the current zoning, it is possible to produce special construction patterns, with the incentive to install small businesses and runners of activities.
